In February 2023, outline planning consents were granted for two separate sites at Preston Fields in Faversham. The first outline planning permission was for ‘Site A’ for up to 250 homes on land off Ashford Road, the second ‘Site B’ was for up to 70 dwellings on land west of Salters Lane. Reserved matters approval was secured by Redrow Homes for Site A for 231 dwellings in October 2023, with development having commenced, this marks an important step in the area’s development.
Redrow are now submitting a Reserved Matters application for the second site “Site B’, which will include circa 56 homes along with essential infrastructure. This newsletter outlines our plans for Site B.
Community Consultation
A newsletter, which you can find attached at the top of the page, outlining Redrow plans for the development has been sent to 133 residential homes and businesses within the outskirts of the development area. Residents are encouraged to complete the online survey (linked at the bottom of the page).
Development Features
New Sustainable Homes for a Thriving Community
The proposed development will provide 56 high-quality new homes, comprising a mix of 2 to 5-bedroom houses and apartments. As part of our commitment to meeting local needs, we will be reviewing and adjusting the affordable housing mix to align more closely with the priorities outlined in the Faversham Neighbourhood Plan. The total affordable provision will remain at 35% in compliance with the s106 agreement. At present, the proposal to revise the affordable housing tenure mix, is subject to agreement with Swale Borough Council, and we will actively engage with them to ensure that the revised approach aligns with both local policy and community needs.
Sustainability is at the heart of the design. The homes will feature energy-efficient technologies such as low-emission boilers, under floor heating and air source heat pumps, along with water-saving measures and recycling systems.
Some of the homes will be designed to be wheelchair adaptable, ensuring inclusivity for all.
To support greener travel, Electric Vehicle (EV) charging points will be available for residents. Each home will come with car parking and secure, covered cycle storage. And for staying connected, broadband access will be included as standard.
Connecting Green Spaces for Everyone
A key feature of the development is the generous open space that will form a continuous green link between Site B and the existing linear open space in Site A. The southern part of Site B will be preserved as open space, offering a welcoming area for nature, recreation, and peaceful moments of relaxation. This space will serve as a focal point for the new community, designed to be both beautiful and beneficial for wellbeing.
We’re committed to creating a greener, more biodiverse environment. In line with national policy goals, the plans include extensive tree planting, new areas of open space, and natural drainage features such as open water channels. These elements will support local wildlife, create a more vibrant natural setting for everyone to enjoy and help to green the streets.
Improving Local Transport Connections
We’re committed to supporting better transport links for the whole community. While a potential future connection from Salters Lane to the A251 has been safeguarded, any decision to bring this forward will rest with Swale Borough Council, and it’s not part of Redrow’s current proposals.
The development will be accessed from Site A, with two entry points via Ashford Road (A251) and Canterbury Road (A2).

As part of the outline planning permission granted on 14 February 2023, Redrow will make financial contributions in line with the agreed Section 106 (S106) obligations. These contributions are designed to support and enhance local facilities and services, including:

Q: How many homes are being built?

Q: Will the affordable housing mix be updated to reflect local priorities in Faversham?
A: Redrow is committed to reviewing and updating the affordable housing mix to reflect the priorities outlined in the Faversham Neighbourhood Plan. At present, this proposal is subject to agreement with the Swale Borough Council, and we are actively engaging with them to ensure that the revised approach aligns with both local policy and community needs.
Q; How sustainable will the new homes be?
A: Construction will incorporate sustainable techniques including water conservation and recycling and use energy efficiency features such as low emission boilers, underfloor heating and air source heat pumps.
Q: What parking will be provided?
A: All homes will have car parking, and Electric Vehicle charging points will be available for residents.
Q: What provision is there for cyclists?
A: All homes will have covered cycle parking. A new network of cycleways will integrate with the existing area.
Q: Is there going to be a link road connecting the A251 with Salters Lane?
A: Land will be reserved for a future connection to the A251 with Salters Lane. Swale Borough Council will decide if and when to bring this forward – this is not part of Redrow’s proposals.
Q: Where are the access points to the new development?
A: The Site will be accessed from Site A, where there are two access points into the new development via Ashford Road (A251) and Canterbury Road (A2).
Q: Will there be any additional travel improvements?
A: A dedicated cycle path is planned to run through the site, promoting sustainable travel. To prioritise safety for all users, traffic calming will also be installed throughout the site.
Q: Will the development affect any heritage assets?
A: No heritage assets will be impacted by the development.
Q: What public open space will there be?
A: Integral to the development is the open space, seamlessly linking Site B with the sweeping linear open space in Site A. The area to the south of Site B will be retained for open space and will provide opportunities for nature, exercise, and simple spaces for relaxing. It forms an anchor to the development and will be an attractive natural space. Trees and extensive biodiversity opportunities will be created throughout the development.
Q: How will you protect and enhance the existing landscaping?
A: Trees and hedgerows are to be retained and enhanced where possible, with the addition of new street trees and many new shrubs. A maintenance plan will manage the landscaping for the future.

A: There will be opportunities through Redrow’s subcontractor team as well as the company’s apprenticeship programme.

A: Once the Reserved Matters Planning Application is approved, Redrow will begin on site enabling works and building will commence. We anticipate – subject to planning – to start on site in Q2 2026.
